The two most often discussed types of plans are:

· Health maintenance organizations or HMOs: These have closed networks of doctors that you can choose from when you need medical attention. HMOs do not offer benefits to policyholders when they decide to visit doctors outside the network. Instead those policyholders are expected to pay the entire expense of the visit to the out-of-network healthcare provider on their own.

· Preferred provider organizations or PPOs: These plans also have networks but they extend benefits to policyholders who want to visit physicians or medical facilities outside the network. Rather than paying a fixed price to the doctor outside the network, as they can with an in-network doctor, a PPO generally shares a percentage of the cost with the policyholder.

The decision to stay in-network or to go outside your network depends on several factors:

Referrals: Sometimes when you need medical attention and you ask friends, family or other medical professionals for a referral, they refer you to a physician who is outside your network. If you feel more comfortable visiting this physician than one who's inside your network, it may be a good idea to do so.

Family experience: If you have long-term experience dealing with a particular medical professional who is not in your new HMO’s network, it may be worth the additional expense to continue visits to that professional rather than finding a new doctor who operates within the network.

Budget: If you can afford to see a doctor or visit a medical facility outside of your network and you’ve been referred to one or you have a long-term history with one, then it’s something you should consider.

The decision of what doctor to visit when you need assistance and what medical facilities to use is not just about your insurance plan. It’s about your budget and your personal comfort level with those professionals. If you find yourself wanting to go outside your network more often than not, you may need to explore some new options for health insurance plans that include these doctors within their networks.

If you were on your spouse’s group health insurance policy before your divorce, then you may need to make some changes once your divorce is final.

Use COBRA

If you notify the health plan administrator of your spouse’s group policy within 60-days of the divorce, you can continue group coverage under COBRA. This will allow you to remain covered on the group plan for up to 36-months. Your premiums may be higher than your spouse paid because COBRA coverage can include an additional charge for administrative fees.

This additional premium can make COBRA less cost-effective than other insurance coverage options and you may find that staying with the plan restricts your benefit options and choice of physicians and medical centers.

Get an Individual Policy

If, after your divorce, you get an individual health insurance policy, you can begin this new chapter in your life with a policy that not only fits into your budget but one that also provides the type of coverage that you want. Some of the options for coverage include:

· A high deductible plan with a health savings account. This will give you access to the negotiated rates that medical professionals and facilities give to insurers while keeping premiums low and allowing for tax-free medical expense savings.

· A low deductible plan. This type of policy will save you from spending much of your own money when you need treatment but still offers an affordable premium and access to negotiated treatment rates.

· No deductible insurance. Health insurance policies with no deductible can be structured with many different copayment options and more.

· HMO, PPO and POS. While your spouse’s group health policy may have locked you into a certain network of doctors, an individual policy can be structured to offer you both in- and out-of-network coverage (found in PPO and POS plans) and a new set of networked physicians and facilities for an in-network only plan (HMO).

For the Children

If you were on a group insurance policy prior to the divorce, your former spouse may be required in your divorce decree to keep your children on his or her insurance plan. If not, you can look into individual and family coverage options (like those mentioned above) and contact the health plan administrator to allow them COBRA coverage.

You have to be mindful of profits and loss, employee staffing concerns, payroll, marketing, and the many things that can often cause your business to bleed money without even trying.

One of the ways your business can lose money is through exposure to liabilities. Liabilities are risks of damages that others (like your customers or employees) may suffer that you will be responsible for.

Reducing these liabilities is a great way to keep your budget, and insurance premiums, in check. As you will see, it’s not even that hard to do.

Employee training: Train your employees to understand how to do their job well, how to limit potential liabilities that they encounter throughout the day, and how to react to potentially risky situations. Make sure that you consistently train new employees and offer constant refreshers to those who have been there for a while.

Invest in proper signage: Buy or make signs to post around your business that inform customers of various dangers such as clean floors that may be wet and slippery. You can also get signs that inform visitors to watch their children, not to reach for products stacked high, or take part in other dangerous behaviors.

Draw up release forms and waivers: Work with your attorney to have release forms and waivers designed that protect you, and your company, from being held responsible for incidents beyond your control. It’s important not to try and create your own waiver but to work with an attorney so that you can rest assured that all angles are covered.

Enact protective policies: As a business owner, you set the policies that your employees and customers are supposed to follow. When you create these policies, make sure that you do so with safety and liability minimization in mind.

Buy insurance: There are many different types of liability insurance policies that you can invest in for your business. Talk to your local agent about the policies that will best protect your company.

Our agency will work with you to cover the liabilities that can often affect businesses like yours. We will also make sure that you have the right coverage to combat potential exposure. And just like any other enterprise that merges personal and professional property, farms need to be covered by a wide range of insurance products, because when your home and your business are all rolled into one location, you face even more potential financial problems in the event of a single act of nature. Some of the coverages you should consider include:

Farm liability: Visitors can get hurt while on your farm land and a good liability insurance policy will cover that. But if all you have is personal liability coverage through your home insurance policy, you could be facing an uncovered business expense. Farm liability coverage doesn’t stop there, however; it can also cover damages from personal property liabilities and advertising injury liability.

Workers compensation: To cover your employees, make sure you have a worker’s compensation policy in place, as farm liability insurance generally excludes employee injuries.

Farm property: A farm property insurance policy can over your dwelling and personal property along with those structures that are used exclusively in the business portion of your life—like the barn and equipment storage buildings. It will generally also provide coverage for loss of use, which may be vital in the event that a disaster takes away your ability to care for your farmland. You can further protect your farm by opting for additional benefits that cover risks like accidents involving livestock and damage to farm machinery.

Farm machinery: While certain risks facing farm machinery can be added to farm property coverage protections, farm equipment breakdowns are part of the boiler and machinery insurance policy, which can also provide endorsements to cover spoilage, errors and omissions, utility interruption and more.

It would be impossible for us to sum up the full range of protections your farm has access to in one, short article. That’s why it’s so important that you have an agent to work with who can look at all the risks your farm and family face and help you design a comprehensive insurance plan around them. But an open house could present a liability issue if someone is injured while on your property. You don’t have to allow this possibility stop you from doing what it takes to successfully sell your home. Instead, use some of these tips for making your open house safer and proceed with confidence.

Fix loose tiles: If you have loose tiles in or outside your home, fix and secure them before buyers start walking through. A simple trip and fall over loose flooring could result in major medical and dental bills that you can very easily avoid.

Lighten up on the furniture: If your home is crowded with furniture and boxes, not only will it look less attractive to buyers but it also becomes more of a safety hazard. Stage your home before your open house and create a large, open space in as many rooms as possible thereby increasing your home’s appeal and reducing its safety hazards.

Check smoke detector batteries: You should do your best to make sure smoke detectors are operational before you have an open house.

Secure pool fences: Make sure your pool’s safety fence is secured and all gates closed before you open your home to strangers.

Board your pets: To avoid dog bites or injury to your pets, make sure they are not at home when you have the open house. If you can, take them out to a park or board them.

Secure shelves and cabinets: When potential buyers walk around your home, they aren’t just looking, they’re also touching. Make sure your cabinet doors and shelves are secure and there is no risk of injury when visitors begin opening and examining them.

Keep floors dry: You may be tempted to wash your floors or hose off your deck before buyers come through, but you need to do that the night before so that they have time to dry. There is no telling what kind of shoes your visitors will be wearing and wet surfaces could increase the risk of injury.

An open house is a great strategy to help get your home off the market and into the hands of a buyer. Protecting yourself from liabilities during the event helps ensure that the process of selling your home doesn’t become a negative experience. Consult your agent to help determine your needs and find the insurance policy that is fits you.

Home Insurance

Home insurance provides financial protection against disasters. A standard policy insures the home itself and the things you keep in it.

Home insurance is a package policy. This means that it covers both damage to your property and your liability or legal responsibility for any injuries and property damage you or members of your family cause to other people. This includes damage caused by household pets. Damage caused by most disasters is covered but there are exceptions. The most significant are damage caused by floods, earthquakes and poor maintenance. You must buy two separate policies for flood and earthquake coverage. Maintenance-related problems are the homeowners' responsibility.

Reasons for Home Insurance
It is really all about protecting yourself financially if something unexpected happens to your home or possessions. That's important because chances are your home is likely one of your largest investments.

If your home was destroyed by fire or damaged by a natural disaster, you'd need money to repair or replace it.

If a guest in your home is injured, liability protection and medical coverage help pay expenses.

If you are a victim of theft and vandalism, it can reimburse you for your loss or pay for repairs.

If you are still paying for your home, your lender will require insurance.

It is important to know that homeowners insurance is meant to cover unexpected damage, not routine maintenance. Ask your agent to talk about what is covered and be sure to read your policy so you know exactly what's included and what is not.

What to Ask your Agent
Here are few things to discuss with your agent that will influence your decisions.

How much will it cost to rebuild my house and replace my belongings if they are damaged or destroyed? (Ask your agent to talk you through your home's features and the things you own so you can make an informed decision about coverage.)

Does the insurance company have a good reputation for customer service? Is it known for paying claims fairly and promptly?

What discounts are available? (Ask about multiple policy, security system and fire resistance discounts.)

What's the process for filing and settling a claim? (Ask who to call and what happens after you file a claim.)

Sometimes, while spending many hours looking for policies, among a pile of different quotes, shoppers can end up confining their selection to price and deciding on the cheapest quote. They do not consider the actual value of the policies they have reviewed compared to all the other policies they have looked at. Purchasing cheap insurance isn’t always the best way to make sure you are getting the best policy to fit your home and your family’s needs. Instead you must assess all facets of the policy, from coverage to deductibles, and the cost in order to get the best deal.

Here are 5 points you should review before you commit:

Dwelling amount: The amount of the dwelling coverage is the amount you would receive for the actual structure of your home. This includes your house and any other attached structure—like an attached garage.

Contents amount: The house itself isn’t the only part of your property with worth. The objects you fill your home with are also important, both financially and emotionally. Contents coverage is what you are insured for on damages to your belongings like your furniture, electronics, clothing, etc.

Loss of use: If your home was damaged in an insurable event and you were unable to live in it until renovations were finished, how would you pay for temporary living arrangements? Loss of use in a home insurance policy pays a practical amount for temporary housing.

Covered perils: Perils are the possible insurable incidents that could happen and that are covered under your policy. The fewer covered perils your policy has, the fewer insurable incidents you have coverage for.

Calculation of home value: Insurance adjusters help insurance companies ascertain just how much damage was done to a property and how much they need to pay you for that damage. In your homeowners insurance policy you will find that the company either verifies your home value for damages by using replacement value or actual cash value. Actual cash value takes into account the value of your house before the event. The goal here is to revert you back to your previous state, before the insurable incident. Replacement value gives you enough to replace your home disregarding the depreciation. That means you may get enough to buy a similar home, even if your individual house was not worth the same amount.

While dogs make genuine companions, irreplaceable playmates for children, and loyal protectors, they can also sometimes pose some difficulty when it comes to home insurance.

The truth is many state laws hold pet-owners accountable for the actions of their dogs. If someone who has a legal right to be at a property is bitten by a dog (for example, a mailman, a neighbor, or an invited guest), then the owner is, in many states, wholly responsible for paying for the treatment of the resulting injuries. It is because of this fact that the ownership of some dog breeds—those thought to be especially dangerous—make it challenging to find a home insurance policy.

Are insurers right to be concerned? They definitely are. According to a 1996 survey by the Centers for Disease Control and Prevention (CDC), 4.7 million people are bitten annually by dogs. That means 2 percent of the entire U.S. population runs afoul of Fido each year. About 800,000 of these bites were thought to be grave enough to justify medical attention. With the increasingly high cost of medical care these days, it’s easy to understand why insurers have become wary of insuring particular dangerous breeds.

Which breeds have insurers fleeing? The usual suspects include pit bull terriers, Rottweilers, German shepherds, Akitas, Siberian Huskies, Alaskan Malamutes, Chow Chows, and Doberman Pinschers. If you are a homeowner and keep one of these breeds, no matter how cute and affectionate your individual dog may be, you may still be dealing with a heavier home insurance premium than others in your neighborhood.

It is usually recommended that you purchase a home insurance policy with a clause covering injury by dogs or other animals to ensure that you, as the homeowner, are able to pay the suitable amount of costs in the event that your dog hurts someone. Seeing as how most dog bite injuries are inflicted on friends, relatives or neighbors of the homeowner, this also guarantees that the people closest to you are taken care of in the event of an unexpected dog attack.

The best way to prevent having to file a dog bite claim on your home policy, of course, is to prevent dog bites. Dog ownership is a huge responsibility, so make sure you train your dog correctly, get your furry friend spayed or neutered, and train your children in the proper way to behave around animals. If you have company over often, you may even want to invest in a muzzle to make sure they are safe from an passionate pet.

You should have homeowners insurance coverage that is enough to restore your home to its previous state in the occurrence it is completely totaled by a fire, tornado, hurricane or other insured disaster. The amount of insurance should compensate the cost of reconstructing your house at present building costs, not counting the price of the land. The cost of reconstructing could be around the original purchase price or what you could sell it for today.

There are other factors to take into consideration when deciding the amount to insure your house for, such as:

The cost of removing debris from the property prior to rebuilding

To pay for an architect or other design professional to assess expenses and create plans to be followed by the builder

An increase in the price of construction materials and labor after a major disaster that involves many homes in the same region

Local building codes that require replacement with extra features or more pricey materials

There are various approaches used to assess the replacement cost of a residence. Some of the factors insurance companies use are:

Building materials

Type of foundation

Attached or detached garages

Square footage

Location of the home

Fireplace

Upgrades

Number of rooms and baths

In the end it is your responsibility to establish the value of your home and select the amount of insurance for your policy. We can assist with that choice and explain what you can do to avoid an unpleasant surprise after a loss.

Phrases you may encounter on your Declarations Page:

Named Insured - this is the individual or business that is recognized as the insured party.

Additional Insured - an additional insured is someone listed on your policy because certain coverages on the policy can be attributed to them. For instance, if you lease a vehicle, the leasing company may require to be added as an additional insured. The leasing company is still the owner of the vehicle, therefore, they can be held responsible for damages caused by the vehicle. Being listed as an additional insured on your policy will trigger your policy to afford some coverages to the leasing company in the case they are exposed to a suit involving the vehicle.

Endorsements - There can be situations where changes need to be made to the standard policy language. Instead of rewriting the entire policy, the insurance company includes endorsements to the policy. They are basically amendments made to the insurance contract that can alter the coverage or terms of the policy. Your Declarations Page will list which endorsements apply to your policy.

Homeowners insurance provides financial protection against disasters. A standard policy insures the home itself and the things you keep in it.

Homeowners insurance is a package policy.

Weatherford is growing with over 100 new homes being built in the last couple of years and over $30,000,000 in building permits issued last year.
